Visual inspection of your premises: Includes walls, flooring, etc., as well as to determine the source of water intrusion.
Swab sampling for micro organisms: Swab testing determines the level of contamination. This testing will not detect specific bacterial, viral or fungal organisms.
Air sampling (particle counting): Culture sample taken to count particles in the air.
Determine the cause of water intrusion: Visual inspection determines where the water is entering the premises. This is important as mould will continue to grow if the water intrusion is not fixed.
Dry out building structure: Drying out the building after a flood or water intrusion to help prevent mould from growing or spreading. Immediate action is often the best way to prevent mould.
Contain mould (necessary to protect occupants): Containing mould to one area preventing mould from contaminating other areas.
Dry ice blasting to remediate mould: Dry ice is frozen carbon dioxide - a normal part of earth's atmosphere. Dry ice blasting removes mould spores efficiently from contaminated surfaces. We use dry ice because it sublimes into the atmosphere leaving behind only the removed spores which saves greatly on the after blasting clean-up.
Supply and install antimicrobial to inhibit mould growth: Antimicrobial spray blocks the mould from growing.
Disposal of all debris to certified waste handling facilities: Disposing all debris is important to prevent the future spread of mould to other areas due to a contaminated item. All items are sealed and transported carefully ensuring unaffected areas do not become contaminated.
Restore building back to original condition: Walls, carpets and other building materials may need to be replaced to bring the building back to its original condition.
Supply clearance certificate for areas remediated: A clearance certificate is proof of professional remediation work completed. This is helpful when selling or buying a home.
Written report and photos: A written report will outline issues found by the inspector and recommendations. Photos help the inspector document the problem and share their findings with workers before a remediation job begins.

What does the inspection include and what should I expect?
When an inspector arrives, he walks through your property, checks for visible mould, humidity levels, temperature, and moisture problems. At the end of the inspection you will receive a written report of the inspector’s findings, a list of recommendations and a quote to remediate the mould if he feels it is too big for you to do yourself.
Why isn’t the inspection free?
We charge a small fee for our inspections so we do not have to cover the cost of our time by trying to sell you something you do not need. If your mould problem is small, we will tell you it is small and provide step by step instructions for you to clean it yourself, or, if you are uncomfortable doing the clean up work, provide you a quote to have our team come in and do it for you.
Do you have to cut my walls to look inside?
Often the inspector does not need to open walls. Our professionals have several techniques they use to identify mould. If the inspector feels the mould has gone behind the wall, and you own the property, they may ask for your permission to open a small part of the wall. If you do not own the property, the inspector would need written approval from the property owner.
Do you test for mould?
Mould testing is not always necessary. The first step is to have a certified mould inspector do a visual examination of your property. At that time the inspector will let you know if mould testing is needed.
How do you know it’s mould if you don’t test every single home?
Our team of inspectors is trained to spot mould using several different techniques. Often the first sign of mould is smell or discolouration on walls. A visual inspection of the property will give the inspector a good indication of whether there is mould present. Testing will always be done if the property needs a clearance report.
How long will it take to get an appointment?
Normally we will have an inspector out to your home or business within the week. If you have health problems you suspect are from mould, need an inspection because you are selling your home, are buying a home in which you would like a Pre-Sale Mould Inspection, or for any reason that is important to you, please let the office know so we may arrange an earlier appointment.
My home is brand new. Why do I have mould?
New homes are built so fast today that sometimes the building materials (i.e.: concrete, lumber) do not have enough time to dry out before they are covered with interior finishes thus locking in moisture. Remember mould needs moisture to grow.
I know I have mould. Why do I need you to come out to inspect?

How much does remediation work cost?
Remediation costs vary greatly depending on the individual situation. Variables include the area affected (basement, attic, bathroom, kitchen, etc.), extent of contamination, materials impacted, and accessibility. Our inspectors can assess these items while inspecting your home.
Can I clean up the mould myself?
Mouldoff inspectors are trained to determine whether it is a do-it-yourself job or if it needs professional remediation.
